Rua Al Madinah Holding, a Public Investment Fund company, has opened registration for interest in buying units at Fairmont Residences Rua Al Madinah, the first branded residential project in Madinah. The company posted the invitation on its official account on September 6, 2026, inviting buyers to own a home next to Masjid an-Nabawi (Prophet’s Mosque).
The 120 Units
The 120 luxury residences sit inside two buildings that also hold 250 hotel rooms. Adeera manages the property in partnership with Fairmont, part of Accor. The buildings stand directly next to Masjid an-Nabawi (Prophet’s Mosque), and some residences look out over the eastern plazas.


The design draws on Madinah’s heritage, with high-end finishes and a strong focus on owner privacy. Owners get full hotel services, including a private reception, a lounge, a kids’ club, a gym, and concierge support. They also join Accor’s ownership program, which gives access to more than 5,600 hotels and resorts worldwide.
This is Madinah’s first branded residences project.
Who Can Register
The project sits inside one of the ten zones Saudi Arabia approved in June 2026 for non-Saudi property ownership in Madinah.
Saudis can register. Muslims of other nationalities, whether residents or non-residents, can also register under the new non-Saudi ownership rules. Non-Muslims cannot own property in Madinah, even inside these approved zones.
Depending on the case, ownership comes as either full title or long-term usufruct rights.
How to Register
Buyers can register interest through the project’s official page at fairmontresidencesruaalmadinah.com. After filling out the form, the company will follow up with pricing, unit sizes, and payment plans. Prices have not been made public yet, as the project is still in its early registration stage.

Rua Al Madinah is a large development east of Masjid an-Nabawi (Prophet’s Mosque), covering about 1.5 million square meters. Its master plan launched in 2022. The project aims to add tens of thousands of hotel rooms by 2030, with open plazas and green spaces making up about 63% of the site. Walkways connect the hotels directly to the Haram.
The 120 Fairmont Residences units are the project’s first residential ownership offering.
